I've posted here before the scam that happen with Golden Dragon Realty which was a broker of Prosperity Builders. To give you a background me and my husband decided to get a house from Summer Pointe Subdivision. It is a low cost housing near daang hari.
I thought my head ache was over when Golden Dragon Realty closed but then I got nightmares now. Prosperity, the developer of the said subdivision, says that we signed a contract stating that we need to pay the monthly amortization even though it is not yet filed with Pag-ibig Housing Loan. I signed a lot of papers and I was not really able to find which one states that. Given the benefit of the doubt that we had that contract they cannot tell me when they will be able to file it to Pag-ibig. I started paying my MA since November of 2009. It is now 5months since then. When my husband went there yesterday (March 3, 2010) to pay he was told that it is not yet filed because my payment is not updated. I admit that I have 1 month arrears but it only started this February of 2010. How come they did not start building the house in November, December or January. Does it mean that if I have 1 month delay for a year they will not file it. If only I can reimbursed everything. I've planned to do that before I started paying my MA but they said it is not possible.
We are able to visit the site in mid February and the road is not yet finished in Phase 2. What I believe the developer doesn't have enough fund to build the houses that is why they are getting money from their clients. I should be saving those payment to fix the house when it is turn over to us but instead I am paying without any assurance. I am afraid that it might take a year or who can tell how long. I cannot stop paying because they are telling me that my application will be defaulted and I will not be able to get anything. I hope someone can help me on this.

ReplyDeleteWe are also planning to buy a house from prosperity builders. Have they not stated when will they be starting to build your house? We are told that we will be paying the cash out for 8 months, and then amortization will be paid to them thereafter.I think after two we will be paying it to Pagibig. Was that also your case? What did your agent tell you?

ReplyDeleteAfter paying my 6months of advanced MA I haven't receive any letter from them asking for payment. I haven't call them on what is the status. I visited the site a few weeks ago, there are lot of houses already built but mine is not yet. I will try to visit or call them maybe anytime this week.

ReplyDeletewe also the same case, may i ak if nakalipat na kayo ng bahay...kai sa tabi lang kami ng summer pointe nakatira matagal na marami nakatira sa phase 2 kami sa phase 3 kumuha at sabi march daw kami makakalipat (daw) dati sabi sept ng 2010...naiturn over na ba sa inyo ng pag ibig kasi nagmomothly ako at sa kanila din (prosperity)hindi sa [pag ibig sabi ibabawas naman daw yun...thanks in advance sa reply
Ayun na -iturn over na din sa pag-ibig sa wakas. i started paying Pag-ibig since September of 2010. Pede na din kmi lumipat kaso ndi ko pa napapagawa ung bahay. pero ang isa ko pang concern is until now ndi pa nila binabayad sa pag-ibig ung advanced MA na siningil nila. sobra sila mandaya ng tao, naniningil sila tpos sila gumagamit... ndi ko nga alam san pde humingi ng tulong para either ibayad na nila sa Pag-ibig ung 6months advanced nmin or ibalik nila samin ung pera.

ReplyDeletehi! nakakuha na kami ng house w/ prosperity but starting last month wala na akong nreceive na billing statement from them.how will i know if ok padin lahat? nakakatakot naman kase matatapos na kami next month MA.
ReplyDelete@dheiyzhie12 ...hala ganun ba yun? natatakot tuloy ako...kc i started paying my MA this January..they also told me na sa kanila ko daw muna iremit ung MA..before sa pag ibig habang di pa naloloan take out...I already paid 6 months MA na...kaso nung tinetext ko sila regarding sa status ng loan ko..di naman sila nagrereply..
ReplyDeletegrabe... 1 year na kami naghihintay para maumpisahan yun house namin, wala pa rin kung ano-ano dahilan ang cnasabi nila... pag ibig, document's problem... kawawa naman kami almost 200k na yun naibibigay namin... at cnabi pa nun janeth kahit singko daw wala kami makukuha kung mag-give-up kami?.... we dont know what possible action we gonna do right now...

ReplyDeletei also have thesame problem with prosperity. i was asked to pay for monthly amortization kahit na di pa na file pagibig loan. ang worst pinilit ako ng broker ng kumuha na lang ng ibang project. after paying the equity they told me na sisimulan na project. sabi in progress na daw eh pag puntahan mo wala namang nakatayo. i decided to back out na lang. after waiting more than 8 mos sabi nila may check na daw ako para sa refund ko. di ko alam pa yung amount. pag di ko nakuha full amount mag file ako ng case sa HLURB. kumuha na lang kami ng ibang housing loan. di kasing ganda ng summerpointe ang lugar pero half the price ang amortization saka mas mukhang matibay ang pagkakayari di gaya sa summerpointe mukhang sub-standard ginamit

Deletenkalipat na kami last May 2011. tpos nung nagfollow up kami about our 6months advanced MA which almost 30K eh binayad na daw nila sa pag-ibig. hiningi ko ung resibo at nkalagay lng eh 3k something. kc daw un ung equivalent ng pumapasok sa principal.. at yung remaining eh ndi nila maipaliwanag ng maayos kung saan na... kurakot talaga... sabgay my karma naman... may God deal with them.

Deleteoh my god! I just paid my reservation last december 9 at sabi nga eh start na MA ko sa Jan 23. sa mga comment nyo dito parang gusto ko ng mag backout. natatakot tuloy ako. Panu ba magbackout ng application??? ok lang d maibalik reservation fee wag lang ako mabiktima ng scam??? please i nd ur advise.
ReplyDeleteako rin nakalipat na, nasa phase 3. pareho tayo ng case. looking for ways ako na mabawi or ma-remit sa pag-ibig ung MA ko din before na ma-approve ung sa PAG-IBIG. umabot ung akin ng 70k.
ReplyDeleteHello Co- prosperity buyer. Even me asking kung paano mag back out. I was asked to make a letter and maybe dw to transfer sa iba pero NO REFUND. I paid already the equity amounting to 92K last May 2012 but d n process papers to pag-ibig kc ng iba aq ng employer at d updated ung pag-ibig contribution. Pabalik balik ung papers & reqts to pass, nakakapagod din. Kya maganda pa mghanap ng iba.C Ms/Mr Anonymous Nov.23, 2011 commented I would like to know how much na refund you? ReplyDeletei have same problem with you. I paid 110k as MA. I talked with Ms. Elsie and told me that only 10k will be remitted to Pag-ibig and she told me that others will be goes to principal, interest. Please help me on how can we get all the payments we made. Thanks

Deleteparehas din sitwasyon ko nagbayad ako M.A gang ma release ang loan sa pag ibig at yun dw ang patakaran nila, kaya nung 2013, pinuntahan ko office at hinanap ang payment ko sa kanila at mag cash n ako s pag ibig ngunit wala n silang maipakita at kung saan kami pinagtulakan, gang sa baclaran kami tinuro, wala din silang masabi kundi naibayad na daw nila sa pag ibig ngunit wala silang maipakitang resibo. hanggang sa taong 2015 wla na ang kanilang office, kaya kung sino man ang nakakaalam sa office nila baka pwd maipost dito. nangyari ito sa loan ko sa bahay karangalan sa Paliparan Dasma, Cavite
